Land fraud is real in Uganda, and you are right to be careful. This page exists so you never have to take TerraGo's word for anything.

How to check a land title in Uganda yourself

Any registered land title in Uganda can be searched by anyone. You do not need the seller's permission and you do not need a lawyer, though you may use one. Here is the process:

  1. Get the title details

    Ask us for the block and plot number of the estate's mother title. A seller who hesitates to give you title details is telling you something. We give them to every serious buyer, before any money moves.

  2. Go to the Ministry of Lands zonal office

    Searches happen at the Ministry Zonal Office (MZO) for the district where the land is registered. File a search application with the registry. Staff at the counter will direct you to the right form.

  3. Pay the official search fee

    The fee is paid to government (via URA payment registration), not to any individual. It is a small, fixed cost. Confirm the current amount at the registry counter and pay only against an official payment slip.

  4. Read the search result

    Your search certificate tells you three things that matter:

    • The registered proprietor: the legal owner. For our estates, this should read TerraGo Real Estate Limited.
    • Caveats: claims by other parties. A clean title has none you weren't told about.
    • Encumbrances: mortgages or other interests attached to the land.

If anything in your search result doesn't match what we told you, walk away, from us or from anyone. That is the whole point of the search.

What TerraGo holds, and when it transfers

While you are paying instalments, the title is held by TerraGo Real Estate Limited. It is not transferred to you on day one, and we will never tell you otherwise. A company that promises you a title before you finish paying is describing something other than an instalment sale.

When your last instalment clears, you get your land title.
